46 Loman street is the complete refurbishment and extension of an existing office building, situated in the developing area of high quality office buildings on and around Union Street. The 26,000sqft of commercial office space is set over ground + 5 floors, including a shared rooftop terrace space with a completely new core to accommodate the uplift in area and improve the services. The extension formed of Corten perforated panelling where the abstract pattern is a nod to the history of the site as a wheat and grain store. The new massing adds a single storey to the current building height and completes the building to the east of the site, infilling existing cut back.

The interior of the building creates a new high quality reception space accessed directly from Loman Street, with a secondary access from Copperfield Street leading into the new bike and shower facilities. The interior concept was to create clean and sophisticated palette for the entire building.

The existing floors have been stripped back to structural frame with sandblasted concrete columns and soffit, exposed ceiling services, softened by the addition of a timber raised access floor to maintain a highly flexible and high specification office space.

The project starts on site in December 2019 and is due for completion in December 2020.
